For more than four decades, Rosenberger Construction has been building custom homes across North Idaho. Long before Marks Ranch became a residential development, the property was a working farm cared for by the Marks family for generations. The land carries a deep agricultural history that helped shape the character of Hayden and reflects the pioneering spirit still present across North Idaho today. When Rosenberger Construction began planning the development, the team made an early decision. The history of the land would remain part of it. The neighborhood would be built around what was already there.
Central to that history is Cora Marks. The original property owner still lives on the ranch today in a newly built Rosenberger home designed to keep her connected to the land she has called home for decades. As Ron Rosenberger puts it, “Development should respect both the land and the people whose stories are tied to it.” Cora’s continued presence on the property is the clearest expression of that belief.
Early in the planning process, vintage farm tools and original equipment were discovered across the property. Rather than clearing them out, Rosenberger Construction built them into the neighborhood’s design. A signature water tower now anchors the community, a visual marker that establishes Marks Ranch and honors the farm that came before it. Public art installations created from the original farm equipment are currently in design and production, set for placement throughout the community in the final phase of the build. Each piece will stand as a permanent reminder of the generations who worked the land long before any home went up on it.
Construction for the final phase of Marks Ranch is slated for completion in late 2027.
While the ranch’s history shapes the community’s identity, the homes are designed for the people who will live there next.
Marks Ranch is designed to give homeowners flexibility in how they build. Homeowners select from available lots within the community and either choose one of Rosenberger’s original home designs or work directly with the team to create a fully custom home.
